Councillors agree outline planning permission for Fairham Pastures development

Councillors have agreed outline planning permission for up to 3,000 new homes, community facilities and employment land at Fairham Pastures, to the south of Clifton.
The application includes 100,000sqm of employment land potentially generating in excess of 2500 new jobs, provision for new shops, community buildings and a new primary school.
It was presented at Planning Committee on 25 January as a key development site identified in Rushcliffe’s Local Plan and part of the requirement to deliver 13,500 new homes in the Borough over the next ten years.
Cllr Roger Upton, Portfolio Holder for Housing and Planning, said: “This major strategic site will help to provide much needed housing for Rushcliffe and contribute towards a viable five year housing supply required by central government.
“It will also deliver more employment opportunities to this part of Rushcliffe and the surrounding area.
“We want high quality housing and good quality jobs in this new “Gateway” development.
“In reaching the decision, the planning committee took into account all of the views of those who spoke and who commented in prior consultations following the initial submission in 2014.
“Sports pitches, childrens’ play areas, a community park and woodland and significant tree planting will also form part of this development.”
The proposed site has excellent transport links being situated just off the recently dualled A453 (Remembrance Way), with Nottingham City Centre, East Midlands Airport, and the M1 within 15 minutes, and East Midlands Parkway within 10 minutes of the site.
The area also benefits from the newly extended tram route and Park and Ride situated to the northern edge of the site.
The 3000 new houses will be a mix of one to five bedroom homes delivered in a range of complementary styles from linked townhouses to detached properties.
Developers are keen to include a number of apartments and bungalows if further research indicates a need for these areas. Affordable housing levels, with a mix of Affordable Rent and Shared Ownership, have been set at a minimum of 10% but talks are ongoing to raise this level if possible.
CWC Group Land and Planning Director, Robert Hepwood said: “This is the most important development in the East Midlands. It will deliver in excess of 2,500 new jobs as well as up to 3,000 new homes in a sustainable and strategic location just minutes from Nottingham city centre.
“Connecting by road directly to the M1, East Midlands Airport and the future HS2 station at Toton, it will be an ideal location for people to live, work and play in. This approval is a key milestone in bringing our exciting plans to fruition and establishing Nottinghamshire’s premier business and residential district.”
The 100,000sqm of employment land will be a mix of light industrial or office space, general industry and storage and distribution uses.
The focus will be on attracting new business to the area, providing additional opportunities for local people and the final number of business premises, their size and design will depend upon the businesses attracted to the area.
