Aslockton

December 2015- An appeal was made against the above refusal to grant outline planning permission and the appeal was allowed, granting planning permission for up to 75 dwllings

Barton in Fabis Parish (Land South of Clifton)

Local Plan status:

Land south of Clifton is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 24, land south of Clifton is allocated for 3,000 houses, around 20 hectares of employment development, a neighbourhood centre and other facilities.

Planning Application Status: An outline planning application is currently under consideration for this site. See below.

July 2014 - A planning application has now been submitted to and registered by Rushcliffe Borough Council, involving land to the South of Clifton, to the east and west of Nottingham Road.  The proposed development has the following description:-

Outline application for the development of a sustainable urban extension comprising residential development up to a maximum of 3000 dwellings, employment development incorporating a maximum of 100,000sq m of B1,B2  and B8, retail development ( Classes A1 - A5); community buildings; leisure uses, schools, gypsy and traveller pitches, access to the site, new roads, footpaths and cycleways; green infrastructure including a new community park, ancillary infrastructure and groundworks.

For information the classes above relate to the following uses:-

A1 Shops, A2 Financial and Professional Services, A3 Restaurants and Cafes, A4 Drinking Establishments, A5 Hot Food Takeways, B1 Business including offices, research and light industry, B2 general industry and B8 Storage or Distribution.

Bingham

Local Plan status:

Land North of Bingham is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 21, the site is allocated for around 1,000 houses, up to 15.5 hectares of employment development, a neighbourhood centre and other facilities.

Planning Application Status: Outline planning permission has been granted for this site. See below

September 2017 – a Reserved Matters Application for 317 residential dwellings of the overall 1050 dwellings (as phase 1 of the wider approved development as originally approved under application 10/01962/OUT) including details of access, appearance, landscaping, layout and scale of development was submitted for consideration.

This application is currently being processed with a decision expected in February 2018.

 

May 2017 – an application to vary conditions 3, 4, 6, 8, 10, 11, 14, 15, 20, 24 and 43 and remove conditions 7, 37 and 38 of outline planning permission 10/01962/OUT was approved in December 2017.  The application was accompanied by a request for a Deed of Variation to the original Section 106 Agreement relating to the timing of and level of contributions to primary school and community centre provision and the proposed footbridge over the A46.

December 2013 - Planning permission granted for up to 1000 houses, 15.6 ha of employment land, 1.6 ha mixed use site, neighbourhood centre (retail, community centre, etc), amenity open space and community park.

April 2013 - The application was considered by the Borough Council’s Development Control Committee on 18 April, 2013 when it was resolved to grant planning permission subject to the prior signing of a legal agreement which would include the provision of affordable housing, the provision of a site for a community hall and allotments, financial contributions towards improvement of leisure and wellbeing facilities, provision of primary school, financial contribution to improvement of Toothill School and new health centre, integrated transport contributions to include bus pass/travel voucher scheme, extension of bus services, improvements to station car park and footway/cycleway links.

Cotgrave

Local Plan status:

The former Cotgrave Colliery is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 23, the former Cotgrave Colliery is allocated for 470 houses and around 4.5 hectares of employment development.

Status: Outline planning permission granted March 2011. Reserved matters has also been approved for the residential element of the scheme. Site is now under construction.

Planning application status:

August 2014 - Three associated applications have been determined:

An application for 15 dwellings and associated works, including roads, cycleways, footpaths and car parking; form 2 access points onto Hollygate Lane (revisions to layout submitted under 13/01973/REM). This application sought to provide two private drive access points from Hollygate Lane which would result in changes to the approved layout in 13/01973/REM. The details of the application can be viewed under planning reference number 13/02479/FUL via the Planning Online website

An application to vary three conditions (24, 49 and 50) of outline planning permission 10/00559/OUT under planning reference 14/00075/VAR. The application sought a variation in respect of the certification of topsoil, phasing of delivery of the pedestrian/cycle bridge and highway access works. An application to vary condition 45(ix) of planning permission 10/00559/OUT to allow for an alternative point of access to the Country Park car park from Hollygate Lane (14/ 00822/VAR). The details of the application can be viewed via the Planning Online website using reference 14/00822/VAR

A further subsequent application for revisions to the approved scheme under 10/00559/OUT and 13/01973/REM was submitted for Phase 1 (part),  for 116 homes (75 x 2, 3, 4 & 5 bed homes for sale and 41 affordable 1, 2 & 3 bed homes) with associated highways, landscape design and access (revisions to approved scheme). January 2014 - The reserved matters application 13/01973/REM, for 450 dwellings on the former Colliery site, was approved on the 31 January 2014. It will be the first residential development in the county to have achieved top marks in a new national accreditation system Building for Life 12 which recognises excellence in design quality, safety and community. Construction work is expected to start shortly with the first homes anticipated to be ready by late 2014/early 2015. It will be known as Hollygate Park and will be built by sister companies Barratt Homes and David Wilson Homes, bringing jobs and investment to the local area.

March 2011- Outline planning permission granted on 30 March 2011 for a mixed employment and residential scheme of up to 470 houses with an accompanying S106 legal agreement. November 2010- Following the resolution of the Development Control Committee on 18 November 2010, the planning application for outline planning permission at the former Cotgrave colliery site was referred to the Government Office of the East Midlands. The Secretary of State confirmed that he did not wish to intervene in the process, so the Council was free to determine the planning application as Local Planning Authority once the legal agreement had been signed.

East Leake

Land To East Of Meeting House Close, Costock Road

February 2014 – The application was considered at the Development Control Committee on 13 February 2014 where it was resolved to grant planning permission subject to the signing of a S106 agreement.

November 2013 - An outline planning application has been received for the construction of up to 150 houses with associated with associated infrastructure; overspill car park for cricket and rugby club.

The site comprises approximately 6.6ha of agricultural land and is located to the east of Meeting House Close and to the south of Costock Road, off of which the development would be accessed.  Details of the application are available to view on Planning Online website‌ under reference number 13/02228/OUT

Land South of Meeting House Close

November 2013 - The application was considered at the Development Control Committee on 17 October 2013, where it was resolved to grant permission, subject to the signing of a S106 Agreement in respect of affordable housing and open space provision and contributions towards improved health, education, transport, library and sports and play provision in the area. Planning permission was granted on 8 November 2013 and details of the application can be viewed on our Planning Online website‌ ‎under reference number 13/01263/FUL

June 2013 - A revised application was received in June 2013. As before this was for the construction of 61 dwellings.

February 2013 - The application was refused on on a number of grounds. A copy of the Officer’s report and the decision notice can be viewed on our Planning Online website‌ under reference number 12/01887/FUL

November 2012 - A full planning application was received for the construction of 61 dwellings with associated access roads, footways, parking and garaging, landscaping, open space and a balancing pond. The site comprises of approximately 2 ½ hectares of agricultural land to the south of Meeting House Close. The site extends to Mill Lane to the south and towards Castle Hill to the west.

Land East of Kirk Ley Road

September 2017 - A Reserved Matters Application for 118 dwellings on Phase 3 (the final phase) of the site was submitted for consideration.  The application is currently pending consideration with a decision expected in early 2018.  A copy of the submission documents and plans can be viewed on our Planning Online website under reference number 17/02105/REM.

January 2017 - A Non-Material Amendment application to again change the approved brick to be used on the development as shown on revised drawings was submitted for consideration and Approved under delegated powers in February 2017.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 17/00097/NMA.

November 2016 - A Reserved Matters Application for 104 dwellings on Phase 2 of the site was submitted for consideration.  In March 2017 the Development Control Committee granted permission.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 16/02842/REM.

September 2016 - A Non-Material Amendment application to change the approved brick to be used on the development as shown on revised drawings was submitted for consideration and Approved under delegated powers in October 2016.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 16/02162/NMA.

June 2016 – A Reserved Matters Application for 78 dwellings on Phase 1 of the site (in effect increasing the number of dwellings approved on phase 1 under application 15/01484/REM) was submitted for consideration.  In October 2016 the Development Control Committee granted permission.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 16/01341/REM.

May 2016 – A Non-Material Amendment application to change the approved roof tiles to be used on the development as shown on revised drawings was submitted for consideration and Approved under delegated powers in August 2016.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 16/01273/NMA.

July 2015 - A Reserved Matters Application for 74 dwellings on Phase 1 of the development was submitted for consideration.  In February 2016 the Development Control Committee resolved to grant permission.  A copy of the decision notice, reports and plans can be viewed on our Planning Online website under reference number 15/01484/REM.

September 2014 - The applicants submitted an application to vary conditions 2 and 3 of permission reference 12/01840/OUT to increase the number of dwellings on the site.  The application was refused at the Development Control Committee in April 2015, however the subsequent Appeal was allowed in December 2015 with an award of Costs against the Council.   A copy of the decision notice, committee report, appeal decision and costs notice along with the plans and forms can be viewed on our Planning Online website under reference number 14/01927/VAR.

Land adjacent Woodgate Road

April 2015 - The application was granted planning permission under delegated powers. The details can be viewed via the Planning Online website‌ under reference 14/02313/FUL.

October 2014 – A full planning application was received for a revised scheme, comprising the erection of 82 dwellings, with associated access works and open space provision. Details of this application can be viewed using our Planning Online website‌, under the reference 14/02313/FUL

June 2013 - The application was considered at the Development Control Committee on 13 June 2013, where it was resolved to grant permission, subject to the signing of a S106 Agreement in respect of affordable housing and open space provision and contributions towards improved health, education, transport, library and sports and play provision in the area. Planning permission was granted on 4 September 2013.

January 2013 - An outline planning application has been received for the construction of up to 65 dwellings, access, amenity space, allotments with car park and an attenuation pond.  The site is a triangular parcel of land measuring approximately 5.7 hectares which lies to the north west of Woodgate Road and to the south west of Sycamore Road and Orchard Close. The application seeks permission for the means of access to the site to be off Woodgate Road, with all other matters reserved. Ruddington

Land off Asher Lane

January 2017- An outline planning application was received for 175 dwellings including vehicular access, pedestrian links, public open space, car parking, landscaping and drainage. The application was refused on 7 April 2017. A copy of the decision notice can be viewed via the Planning Online website using the application reference number 16/03123/OUT. An appeal was received on 29 September 2017 and is currently pending determination by the Planning Inspectorate (appeal reference: APP/P3040/W/17/3185493).

Land off Pasture Lane

January 2014 - Following the signing of a section 106 legal agreement to secure enhancements to primary school education facilities, libraries, public open space, wildlife habitats off site, and non-car modes of transport, planning permission was granted on 20 January 2014 for the erection of 102 dwellings, including public open space, landscaping and ancillary engineering works. July 2012 - A planning application has been received from Bellway Homes Ltd for the erection of 106 dwellings, including public open space, landscaping and engineering works. The site is off Pasture Lane, to the south of an existing housing development and to the north of the British Gypsum factory. Shelford and Newton Parish (RAF Newton)

Local Plan status:

Former RAF Newton is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 22, the former RAF Newton site is allocated for around 550 houses, around 6.5 hectares of employment development, a primary school, community centre and other facilities.

Planning Application Status: Outline planning permission granted January 2014.

January 2014 - Following the resolution of the Development Control Committee on the 12 December 2012 to support the grant of planning permission the planning application was referred to the Secretary of State for Communities and Local Government. The Secretary of State confirmed that he did not wish to intervene in the process so the Council is free to determine the planning application as Local Planning Authority once the legal agreement has been signed. This agreement has now been finalised and planning permission was granted on 30 January 2014. A copy of the decision notice can be viewed on our Planning Online website using reference 10/02105/OUT

December 2012 - An outline planning application has been received on Land at RAF Newton for a development consisting of up to 500 dwellings, up to 50 live/ work units, 5.22 ha of new employment land (including provision for light industry (Class B1), general industry (Class B2) and storage or distribution (Class B8).

The application also includes 1000sqm of space for ancillary community and retail uses, provision of land for a new primary school, associated open and recreational space and landscaping. The existing hangars are proposed to be retained for employment purposes. Stanford on Soar Parish (Stanford Hall)

June 2013 -The applications were considered at the Development Control Committee on 13 June 2013, where it was resolved to grant planning permission and Listed Building Consent, the former subject to a S106 Agreement relating to heritage and integrated transport matters. Planning permission and Listed Building Consent were granted on 11 October 2013.

December 2012 - The council has received a planning application for development at Stanford Hall, which is a Grade II* Listed Building. This is a ‘hybrid’ application, in two parts. The first is a full application for the construction of a defence rehabilitation establishment for injured members of the armed forces and is based on the conversion and reuse of the Hall and new buildings and redevelopment of some existing buildings within the grounds. The second part of the application is in outline form and is for the creation of a national clinical rehabilitation facility for civilian patients within the grounds.

A second, related application has also been received for Listed Building Consent for repairs, alterations and extensions to the Hall and works to various Listed buildings and structures within the grounds.

Tollerton Parish (land east of Gamston/north of Tollerton)

Local Plan status:

East of Gamston/North of Tollerton is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 25, the site is allocated for around 2,500 houses up to 2028 with up to a further 1,500 homes post 2028, around 20 hectares of employment development, a neighbourhood centre and other community facilities as appropriate.

Planning Application Status: No planning applications have been received.

West Bridgford/Edwalton

Local Plan status:

Land off Melton Road, Edwalton is a Strategic Allocation in the Local Plan Part 1: Core Strategy (adopted December 2014).

Under policy 3 and policy 20, the site is allocated for 1,500 houses, up to 4 hectares of B1 and/or employment generating development, a neighbourhood centre and other community facilities as appropriate.

The draft Edwalton Development Framework SPD was consulted on between 18 February 2015 and 31 March 2015. The purpose of the draft SPD is to provide guidance for the preparation and determination of planning applications on the land at Melton Road, Edwalton. One of its key roles is to identify detailed infrastructure requirements in order to ensure that new facilities are provided in a co-ordinated manner.

North Of Wheatcrofts Garden Centre  & West Of Melton Road

October 2015- The planning application was considered by the Council’s Development Control Committee on 27 October 2015, where it was resolved to grant planning permission. A copy of the decision notice and accompanying S106 Undertaking can be found on our website.

June 2014- An application for full planning permission for 388 residential dwellings with associated parking and garages; open space; landscaping and access has been received from Bovis Homes and John A Wells Ltd. Land To SW Of Edwalton Lodge Close

October 2015- The planning application was considered by the Council’s Development Control Committee on 27 October 2015, where it was resolved to grant planning permission. A copy of the decision notice and accompanying S106 Undertaking can be found on our website.

January 2015 – A planning application has been received from Taylor Wimpey for residential development in the form of 280 houses, including 85 affordable units, on land to the south west of Edwalton Lodge Close. The proposals include a new point of access, via a traffic signal controlled junction onto Melton Road, as well as associated landscaping, play areas etc. Details of the application can be found on the Planning Online website‌ under the reference 14/02715/FUL

Land North Of Gamston Lings Bar Road And East Of Melton Road

October 2015- The planning application was considered by the Council’s Development Control Committee on 27 October 2015, where it was resolved to grant planning permission. A copy of the decision notice and accompanying S106 Undertaking can be found on our website.

February 2015 – A planning application has been received from Barratt Homes North Midlands for 271 dwellings, open space, play area, landscaping, surface water attenuation area, internal roads and associated infrastructure. Waitrose & Cranford Developments (Land north of Landmere Lane and west of Melton Road Edwalton)

June 2014 - The planning application was considered by the Council’s Development Control Committee on 12 June 2014, where it was resolved to grant planning permission. Following receipt of confirmation that the Secretary of State did not want to call-in the application planning permission was granted on 26 June. A copy of the decision notice and accompanying S106 Undertaking can be found on our website.

January 2014 - A full planning application has been received for the erection of a new foodstore (Waitrose) with a floorspace of 3,716m² gross and a 2742m² sales area. There would also be 4 smaller retail/commercial units, a 225 space car park with provision for public transport and associated landscaping and servicing areas.

The applicants say that their proposal would deliver the retail component of the outline permission and also provide the highway junction works from Melton Road that would serve the wider approved development on the west site of Melton Road.
