Local Housing Allowance (LHA)
LHA is normally paid directly to tenants, unless they get into rent arrears of 8 weeks or more. LHA only affects landlords of private rented properties and tenants who make a benefits claim after April 2008. Some landlords may still have tenants who are receiving housing benefit under the old system.
What protection exists for landlords?
There are a range of safeguards to protect the landlord’s interests. For example, a council must pay the benefit to the landlord if the tenant is eight weeks or more in arrears. Payment may also be made direct to the landlord if we think the tenant has problems managing their money. Landlords can approach us if they think their tenant is having problems paying their rent.
